WindowMaster provides smoke control for City office building

WindowMaster is developing and installing smoke-ventilation controls systems to operate over 2000 windows at the New Street Square redevelopment in London. It is one of the City of London’s largest office redevelopment projects and is a 68 000 m2 mixed-use scheme to replace a cluster of post-war offices with four contemporary buildings which open up to a landscaped central square lined by shops and cafes. To meet Part B of the Building Regulations covering fire safety, automated windows were specified that could be opened to clear smoke quickly in the event of a fire. Consulting engineers Cundall chose WindowMaster to provide window-control systems for the four buildings to enable windows to be controlled from the firemen’s control switches in the fire-fighting lobbies. These control switches are linked to fireproof window-control boxes in the raised floor voids of the offices. They provide fire-rated power supplies to chain-driven actuators operating the windows. The system continually monitors the power cables to ensure their integrity. Each window-control box also has an internal standby battery pack to operate smoke-venting windows in the event of a mains failure. Related articles: |
