The revitalised building includes over 4360 m2 of grade A office accommodation. It has high-quality finishes, new raised floors, suspended ceilings and reception areas.
The refurbishment comprises eight open-plan office and two basement floors housing services plant, storage rooms and car parking.
A total of 15 VRV systems were installed by RS Air Conditioning & Refrigeration for M&E contractor EMCOR.
Their cooling capacities range from 40 to 101 kW, with heating from 45 to 113 kW. They supply open-plan and reception areas with conditioned air via 218 ceiling-concealed fan-coil units connected by low-pressure ductwork to a combination of linear perimeter grilles and multi-cone ceiling diffusers.
Each fan-coil unit can operate independently and is controlled by a return-air sensor.
The fan-coil units are laid out so that each floor, except the ground, can be divided into two self-contained tenant wings.
The outdoor units are on the roof.
Fresh air for the FCUs, tempered to 16°C where necessary, is supplied from air-handling plant with run-around cooling coils and heater batteries. Each floor is supplied at the rate of 12 l/s/person based on an occupancy of one person per 10 m2. There is an allowance of 25% to cater for increased future tenant demand.
The overall VRV installation is monitored and controlled by a Daikin I-manager in the BMS office in the basement.
